Newton Perkins
has advised Acrisure on the consolidation of their London offices and
subsequent acquisition of a new 49,423 sq. ft. head-office within the
recognised insurance district of the City of London.
Acrisure are a
long-standing client of Newton Perkins, with their journey being traced back to
an original acquisition of c. 1,000 sq. ft. when they were known as Beach &
Associates, some 20 years ago. With the latest project, Acrisure engaged with
Newton Perkins to help them acquire a ‘best-in-class’ premises that would
provide their employees with exceptional amenity space, attract new talent and
provide for their future organic growth.
Following a
comprehensive search process and numerous inspections, Newton Perkins entered
into pre-letting negotiations on 1.5 floors (including a dedicated terrace)
within 40 Leadenhall Street, EC3, a major new iconic development by M&G
Real Estate along with Nuveen, a TIAA company, providing over 900,000 sq. ft. of
office and 80,000 sq. ft. of amenity space. With the building targeting BREEAM
Excellent, Well Platinum as well as NABERS 5*, the ESG credentials offered were
in line with what Acrisure, as a business, were looking to utilise and promote.
This pre-let
deal was exchanged in July 2023, with target completion in April 2024.
Our
negotiations led to significant financial savings, secured a long lease term
and secured tenant flexibility within the lease.
